Our Custom Home Building Process
Clear. Flexible. Proven.
Every project is different. Our process provides structure without becoming rigid.
1 — Listen

We begin by understanding:
- What you want to build
- How you intend to use the home
- Your priorities
- Your expectations
- Your anticipated investment
- What matters most to you during the process
Will you host family, age in place, or retire here? Those answers shape the home.
If you’ve built before, we’ll also ask: What did you like about your previous experience—and what would you never want repeated?
2 — Plan

We coordinate with the architect, designer, engineer and other professionals as needed. We also handle surveying, zoning and permitting.
When budget is an important design constraint, early collaboration helps keep the design and anticipated construction cost aligned.
3 — Price
We develop a realistic estimate using current information from subcontractors, suppliers and our own construction experience.
We would rather provide realistic information than an artificially low number designed simply to win a project.
4 — Build

Each project is managed by experienced construction professionals supported by:
- Bandi Builders field staff
- Office and accounting staff
- Trusted subcontractors
- Established suppliers
- Architects and designers
- Engineers and consultants
5 — Communicate
Clients receive clear information about:
- Progress
- Upcoming decisions
- Costs
- Changes
- Selections
- Scheduling
- Issues requiring attention
Because many of our clients live outside the area, consistent communication is a priority. Our project managers provide regular email updates and photographs throughout construction, often through shared photo groups that let clients follow their project’s progress. We also communicate directly whenever questions, decisions or unexpected circumstances require client input.
6 — Solve
Construction is complicated. Problems occasionally happen.
Our philosophy is: There are always solutions.
Experience is knowing how to identify them and move the project forward.
7 — Finish Well
Our goal at completion:
- Exceptional workmanship
- A home we’re proud to show
- A client who’s happy with the experience
- A relationship that continues after construction
Common Questions
Do you build smaller homes and take on smaller renovations?
Yes, Bandi Builders welcomes projects of all sizes, from smaller renovations to large custom homes. Our priority has always been working with good people who value quality craftsmanship, regardless of the size or scope of the project.
Can you help before I own the property?
Yes, we encourage clients to involve us as early as possible, ideally before purchasing a property. Whether you’re considering vacant land or an existing home, we can help evaluate construction and renovation feasibility, including site conditions, surveys, septic and well requirements, access, and potential restrictions. Our goal is to help clients make informed decisions and understand potential challenges and costs before committing to a purchase.
Do I need an architect before I contact you?
No, you do not need an architect before contacting Bandi Builders, although we’re equally happy to work with one you’ve already selected. We’ve collaborated with architects across Michigan and around the country, and we can also recommend trusted architects or coordinate a design-build approach. We encourage early collaboration between the architect and builder so construction costs are considered throughout the design process, helping ensure the plans align with your budget and expectations.
How long does a custom home typically take in Northern Michigan?
Construction timelines vary depending on the size, complexity and details of each home. Generally, clients should plan on approximately 12 months for a custom home, with larger or more elaborate projects potentially taking 18 months or longer. While it’s difficult to build a quality custom home in less than a year, a tremendous amount can be accomplished in that time with proper planning, coordination and an experienced team.
