Open-Book, Cost-Plus Home Building
Fair to Both Sides.
Open-book (cost-plus) construction means you pay the actual cost of labor, materials and subcontractors, plus a builder’s fee calculated as a percentage of construction costs. You see every bid and invoice along the way.
We believe an open-book, time-and-materials or cost-plus structure is one of the fairest ways to build a truly custom home.
Choose the Builder, Not Just the Number
Building a custom home can create a relationship lasting several years.
Choosing the right builder is therefore about much more than comparing estimates.
What Each Side Gets
The client receives:
- Visibility into actual project costs
- Access to bids and pricing
- Detailed project accounting
- Transparency when costs change
- The ability to make informed decisions
Bandi Builders receives:
Fair compensation for the work actually required to complete the project properly.
Open-Book vs. Fixed-Price
A fixed-price builder must include contingencies to protect against unknowns.
With open-book construction, the client pays for the work actually performed rather than automatically paying for contingencies that may never occur.
Open-Book Isn’t Open-Ended
Open-book does not mean construction begins without a financial plan. We start with:
- A realistic project estimate
- Supplier pricing
- Subcontractor bids
- Historical construction data
- Professional cost tracking
As the project progresses, clients can see how decisions and changes affect the anticipated final cost.
“At the beginning of the process, we were handed a book with all the estimates from their subcontractors which they based their overall bid on.”

Best Value vs. Lowest Price
Northern Michigan builders often draw from the same regional pool of skilled labor, subcontractors and suppliers.
A lower number written on an estimate does not necessarily mean the project will ultimately cost less.
Our objective is not simply to find the cheapest option. We look for the best value: quality, reliability and longevity at a reasonable cost.
Questions to Ask Any Builder
We encourage prospective clients to:
- Interview multiple builders.
- Tour their completed work.
- Speak with previous clients.
- Ask how they manage projects.
- Ask how they communicate.
- Ask how transparent their accounting is.
- Ask whether you’ll see the actual subcontractor and supplier bids.
Will I be able to see the actual bids and costs for my project? With Bandi Builders, the answer is yes.
Common Questions
How is the builder’s fee calculated?
Our builder’s fee is calculated as a percentage of construction costs. We believe this is the fairest and most sustainable approach because our responsibilities, financial exposure and liability increase proportionately with the scope and cost of a project. This structure allows us to maintain the level of oversight, service and accountability our clients expect.
Is cost-plus more expensive than fixed price?
No. In fact, cost-plus construction can often be less expensive than a fixed-price contract. Fixed-price builders typically include financial contingencies to protect themselves against unforeseen costs and risks. With our open-book, cost-plus approach, clients pay the actual construction costs without those built-in cushions. Our extensive experience allows us to develop accurate estimates from the beginning. Combined with careful planning and oversight, this helps us consistently work toward meeting our clients’ budgets.
How do you keep the budget on track during construction?
Keeping a project on budget begins with thorough planning and accurate estimating before construction starts. We work closely with our clients to establish the scope of work, make selections and develop a realistic budget.
Once construction begins, our team follows that plan carefully. Changes or additions to the original scope are the most common reasons for budget adjustments. While unforeseen circumstances can occasionally arise, our experience and detailed preparation help minimize surprises and keep projects on track.
Can I see the bids before work starts?
Yes. Our open-book process begins during estimating. We share every subcontractor and supplier estimate with clients so they can see exactly where the money is going from the beginning.
